For the erection of the core and shell for a new, twelve (12) story detached high-rise structure (w/terraces and green roof), to be used as Groups A-3/B/S-2 at 0th/1st Floors (Lobbies, accessory storage and offices), Groups A-3/B (Terraces and Vacant Office Space) at the 2nd through 9th & 11th floors (separate use registration and/or fit-out/CO permit(s) required prior to occupancy) Group S-2 @ 10th Floor (Mechanical space only), and Group S-2 (parking garage and accessory storage) within the basement, as per plans; separate permits required for all MEP/FSP work; building to be fully sprinklered throughout in accordance with NFPA 13, with standpipes installed within the exit stairways in accordance with NFPA 14, and a fire alarm system installed in accordance with NFPA 72; emergency responder radio coverage required as per 2018 PFC Section F-510.1; providing stairway pressurization as per 2018 IBC Section 909.20.5; if field conditions vary, contact design engineer prior to the start of any work; covered walkway or sidewalk closure shall be required within seventy-six (76) feet of the building facade in accordance with Section 3306 in the 2018 IBC (separate building and/or Streets Department permit required prior to start of any work); a site safety plan shall be submitted to the building inspector prior to the start of any construction; see ZP-2022-002438 for zoning/use approval; see SR-2022-013728 for work within the public right-of-way; occupant load of entire building never to exceed 499 as per letter from Drexel University dated 10/11/2022.
