Approved Scope of Work: For the erection of a new, thirteen (13) story, high-rise detached structure, to be used as Groups A-3/B/M/S-1/S-2 (vacant commercial spaces (separate use registration permit and fit-out/CO permits required prior to occupancy of all floors but basement and ground floor main looby and amenity spaces), on 1st-2nd floors, and offices professional and research and development on 3rd to 13th floors, one level of below-grade parking, as per plans; separate permits required for all MEP/FSP work; sprinklers to be installed throughout as per NFPA 13 and standpipes w/in exit stairways as per NFPA 14, with Tyco side-wall sprinkler heads equivalent to a one-hour fire rating are installed on the East Facade up to and including the second floor. A 20' easement will be created on the adjacent lot owned by the appellant/owner. This variance does not allow for the storage of any hazardous materials on the upper floors other than that which is allowed by the Code. Side-wall sprinkler and easement as per BBS variance granted under MI-2021-000885; see ZP-2021-007008 for zoning/use approval; Exit Stairways to be pressurized as per 2018 IBC Section 909.20.5.
IF FIELD CONDITIONS VARY, CONTACT THE DESIGN ENGINEER PRIOR TO THE START OF ANY WORK. **A COVERED WALKWAY OR SIDEWALK CLOSURE SHALL BE REQUIRED OF THE BUILDING FACADE IN ACCORDANCE WITH SECTION 3306 OF THE 2018 IBC. SEPARATE BUILDING AND/OR STREETS DEPARTMENT PERMIT REQUIRED PRIOR TO THE START OF ANY WORK.
AMENDMENT TO CHANGE THE STRUCTURAL STEEL FABRICATION TO BE PERIODIC INSPECTION BY GEOSTRUCTURES (THE FABRICATOR Owen Steel is AISC Certified). Also include amendment to floor layout, fire rated fuel storage room, exterior wall smoke purge design as per approved revised plans.
